Miami Beach Penthouse Condominium Roof Deck
Program Summary: Renovate a 3,000 square foot deck on the 17th floor of a penthouse condominium on Miami Beach, Florida.
Program Statement: The breadth of the living room of this 17th floor penthouse condominium faces a rooftop deck that is 70’x43’. South faces a hotel, east the beach and west the skyline of Miami.
The original design of the deck featured planters in a serpentine shape that were secured with tube columns on a well – preserved terrazzo floor. These columns – see floor plan that indicates all the cut off square columns under the design elements – could not be removed as they would compromise the waterproof warranty of the roof owned by the condo association.
Solution: A u‐shape plan with different seating areas, a 30” raised wood deck, shaded pavilions, marine glazed waterfall and spa and 30” planters. These plan elements hide the existing columns and expose the beautifully restored terrazzo deck.
The raised 5’x5’ planters are placed together to form one continuous planter on each side. The planters provide privacy for “hidden seating areas on the east and west side”, provide for enclosure on the inside of the u‐shaped plan and reinforce the axis from the living room to the water feature and pavilions that hide the hotel on the south side.
