The masterplan recognises this location’s pivotal role in an area frequented by both commuters and visitors. For this reason, significant research was conducted to understand pedestrian flows, desire lines, traffic circulation and the contribution such a project can make to the public realm.
Paramount to this project is balancing the need to provide public transport passengers easy, safe and convenient interchange between rail, tube and bus, with the need to create a vital and vibrant piece of city. Much work is being done to ensure ease of orientation and safe and pleasant access between transport modes and destinations further a field. Uses will include office, residential, retail, and leisure, which are all framed by high-quality public spaces.
KPF on Course to Transform Victoria
Kohn Pedersen Fox Associates (London) has won planning approval for its proposal to comprehensively redevelop 2.5 hectares of land around Victoria Station for Land Securities. The Victoria Transport Interchange (VTI) 2 project, extending from Victoria Station to Bressenden Place, will transform one of London’s busiest intermodal transport hubs, reconnecting it with its surroundings and creating a modern gateway to Central London and a destination in its own right.
The area around the station, despite being adjacent to a number of Conservation Areas and listed buildings, has become run down, giving the whole neighbourhood a tired appearance. KPF’s masterplan reconciles the needs of the many stakeholders and interested parties, including community groups, Westminster City Council and Transport for London (TfL).
With the exception of the Listed Victoria Palace Theatre and the Duke of York Pub, all the existing buildings on the site will be demolished and replaced with well-considered, modern structures designed by three different architectural firms: KPF, Benson & Forsyth and Lynch Architects.
VTI2 will provide public transport passengers with a vibrant piece of city landscape framed by high-quality architecture and public areas. The needs of pedestrians and users of Victoria’s transport links has determined the placement of the new buildings and created new pedestrian routes to and from the station.
The buildings will cater for a variety of uses appropriate to this inner city location including office, retail, residential (with 25% affordable housing) and a public library. The office space will be designed to facilitate the requirements of modern tenants. The extensive retail accommodation will be part of the streetscape allowing diversity of retailers with a range of shops, restaurants and cafes activating the new pedestrian routes and spaces. Beneath this development will be two levels of basements incorporating car parking, cycle spaces, a gym, an energy centre and loading facilities.
The VTI2 proposal will enable an expanding public transport network to function more efficiently. The project allows for the relocation of bus stops to Buckingham Palace Road, Victoria Street, and Bressenden Place. If implemented, the redistribution of buses would allow for the transformation of Terminus place into a welcome public space. The scheme also takes into account TfL’s Victoria Station Upgrade for the Underground and Crossrail 2 proposals.
