The brief provided by Greenwich Peninsula Regeneration Limited asks for the provision of two office buildings on plot N0204 of the Greenwich Peninsula Masterplan, London.

The plot comprises two buildings Building A -14 Pier Walk to the north and Building B – 6 Mitre Passage to the south. 14 Pier Walk is split in height and provides 7- 8 levels of approximately 26,712 m² (GEA) of accommodation comprising: office accommodation, retail units, associated plant provision, parking and bicycle provision. 6 Mitre Passage provides 13 levels of approximately 15,592 m² (GEA) of accommodation comprising: office accommodation, retail units, associated plant provision, parking and bicycle provision.
By taking its formal inspiration from the masterplan geometry and translating it into three dimensions, the new buildings create a strong visual presence which addresses both the Peninsula Square and the new Green Place to the south.
The buildings concept is of three sliding “blades” of office accommodation and a fourth landscape “lane” on the ground plane, which establishes a new public space separating the two buildings and creating a strong linear route across the site. The building “blades” have different height, colour, and levels of transparency and reflections but form a family of dynamic shapes, which trace the strong underlying geometry of the masterplan.
In addition, they follow the stepping down of the buildings form established in the masterplan principles. The form of the buildings is dynamic and broken down responding to the masterplan concept. A new presence on Peninsula Square has emerged creating a counterpoint to The O2, and at the same time opening itself to the new Green Place to the south.
The concept for the design of the buildings elevations is inspired by the Paul Klee painting “Fire at Evening” (“Feuer Abends”, 1929). Following from the buildings and massing concept a modular tapestry like seemingly irregular architectural idea was developed where the pattern of the facades responds to the orientation and aspect of the buildings.

The project incorporates the Cat B fit-out for TFL for 14 Pier Walk, expected to occupy the building in May 2009.
The procurement route is two-stage Design and Built with Bovis Lend Lease as the main contractor. The project cost is approximately £85mil.

14 Pier Walk and 6 Mitre Passage are one of the most sustainable commercial buildings in the country, having achieved a BREEAM rating of ‘excellent’ and set a benchmark for the rest of the masterplan. The buildings not only incorporates some of the best green technologies, but are also located just metres from the Jubilee Line, a bus station, water taxis, and are on the doorstep of the world’s most popular music venue.
Within a generation, Peninsula Central will provide 3.5 million sq.ft. of commercial space across 14 buildings, developed in tandem with 10,000 new homes, 48 acres of open green space, shops, restaurants, schools and community facilities – a truly sustainable community.
Greenwich Peninsula, one of the UK’s largest regeneration schemes, is being delivered by Greenwich Peninsula Regeneration Limited (a joint venture of Lend Lease and Quintain) in partnership with the Homes and Communities Agency – so is a true public private partnership.
