The 46,450m² (500,000ft²) scheme, designed by MAKE architects, will require the demolition of the St Alphage House tower and podium to make way for two landmark office buildings.
121 London Wall Place, a 27,870m² (300,000ft²) office building adjacent to Moor House, will offer large floor plates providing flexibility to occupiers, and extensive landscaped multi-level roof gardens.
123 London Wall Place, to the west, provides 18,116m² (195,000ft²) of office space in a tower rising to 16 storeys, the same height as neighbouring 5 Aldermanbury Square.

Over half of the site will be open space, with a series of new gardens set around the historic London Wall and St Alphage Church Tower remains. The Barbican’s famous highwalk system will also be retained, allowing easy access to all parts of the City through the creation of new north/south and east/west bridges.
Martin Jepson, Hammerson Managing Director, London Group, commented: “There has been overwhelming recognition from City of London Members of the scheme’s quality and this is a result of our commitment to constantly evolving the design and challenging traditional preconceptions of both the site and occupier’s needs. This is a prime location, where we could achieve completion in 2014 ready for full occupation in 2015. We expect London Wall Place to become a well known City landmark.”

Ian Lomas, Partner for MAKE said: “This is a complex site and the scheme balances the needs of Barbican residents with the reinvigoration of the City. As a practice we are proud of the scheme and are pleased this was approved by the committee.”

HAMMERSON SUBMITS APPLICATION FOR MAJOR CITY SCHEME
Hammerson has submitted a detailed application to the City of London for its office-led scheme London Wall Place (formerly known as the St Alphage site).
The existing podium and 1950s tower will be replaced by a 500,000 ft² (46,450m²) scheme designed by MAKE, delivering striking architecture across two landmark buildings, 121-123 London Wall, EC2.

121 London Wall, a 300,000 ft² (27,870m²) headquarter office building adjacent to Moorhouse will create extensive landscaped multi-level terraces and offer full adaptability for occupiers from large trading floors through to individual office suites.
123 London Wall to the west of the site will provide 195,000 ft² (18,116m²) of office space in an elegant multi-tenant tower rising to 16 storeys, the same height as the neighbouring 5 Aldermanbury Square.
Over half of the site is dedicated to open space creating a new destination for the area through a series of new gardens set amongst the historic monuments including the City Wall and St Alphage Church Tower remains. The highwalk system is also being retained allowing easy access to all parts of the City through the creation of new north/south and east/west bridges.
The buildings are expressed through a rich palette of high performance concrete and glazed faience ceramic.
Martin Jepson, Hammerson Managing Director, London Group, commented: “This is an extremely complex site in a prime City location. MAKE has delivered an outstanding scheme that respects its surroundings and will change the perception of a traditional City office building.
“We will be able offer occupiers grade-A office space providing flexibility through a variety of floor plates. We are confident that the scale and stature of the scheme means it will become a well recognised City landmark.”
It is anticipated that the application will be determined by Summer 2011. During the determination period Hammerson is looking for a pre-let for 121 London Wall.
Subject to planning approval and occupier demand, completion is set for 2014 for occupier fit out with the building ready for full occupation in mid 2015.
Ian Lomas, MAKE, commented: “The team has developed a bespoke building that is designed to adapt and evolve to changing tenant needs and environmental challenges. Externally the materials, form and gardens deliberately create a unique sense of place in this pivotal City location.”
Knight Frank and Jones Lang LaSalle are representing Hammerson.
