HOK ANNOUNCES FITZROVIA APARTMENTS TOPPED OUT
50 BOLSOVER STREET, LONDON, W1
The second and final phase of 50 Bolsover Street is being topped out this week. Fitzrovia Apartments has been designed by architects HOK, with John Sisk & Son as the building contractors. The project is a joint venture between Ridgeford Properties and Manhattan Loft Corporation.
Phase two of the development includes 60 individually designed private and social housing apartments and offices within a retained, Grade II listed historic hall.
The first phase, completed in 2009, was marked by the opening of a spectacular 2,500 square metre outpatient department for The Royal National Orthopaedic Hospital on Bolsover Street. The hospital welcomed its first patients December the same year and was formally opened by the Duke of York spring 2010.
The project demonstrates successful collaboration between the public and private sectors. The confined urban site is rooted in social sustainability with the integration of private and social housing, office and healthcare spaces and the adaptation of a Grade II listed room; the scheme is set to achieve BREEAM Very Good upon completion.
The process of retaining the listed hall in situ was technically challenging and required careful integration of the old into the new.
HOK’s design for the building is accented by vertical bay windows, fabricated from anodised aluminium and glass. The street elevations are clad in Caliza Capri limestone to give the building a high quality, stylish finish. The elevations overlooking the courtyard are clad in light zinc tiles to reflect the sun and maximise light and create an attractive central heart to the project.
The scheme is being developed on one of London’s historic hospital sites and is set for completion in the summer of 2012.
HOK’s Director of Design, Larry Malcic commented: “The Fitzrovia Apartments are a luxury metropolitan concept for city dwellers who value the urban environment. The development achieves high marks on sustainability and provides lasting amenities like the internal garden courtyards and the urban art wall on the street elevation”
Paul Wilson, Managing Director of John Sisk &Son said:
“We are delighted that the Bolsover Street development has reached this key milestone and to celebrate the topping-out with Ridgeford and Manhattan Loft. Following our successful delivery of Phase one, it is a testament to the entire team and our strong relationship with all partners that the project continues to be delivered to such high standards through this second phase of the works.
As a family owned and run company, it’s been an honour to work on a development that maintains the history of the local area while becoming integral to the future of the community”.
Chris Murray, Managing Director of Ridgeford Properties Ltd comments: “The topping out of The Fitzrovia Apartments marks an important milestone in not only this development but the entire Fitzrovia / East Marylebone community. Together with Manhattan Loft Corporation we have set the new standard for luxury central London living whilst protecting the integrity and legacy in one of London’s premier neighbourhoods.”
