30 Finsbury Square London Office Building Retrofit
Fletcher Priest Architects receives planning permission for 30 Finsbury Square
Fletcher Priest Architects, on behalf of asset manager MEAG, has received planning permission from the London Borough of Islington Council for the refurbishment and extension of 30 Finsbury Square in London. The 30 Finsbury Square development will deliver a 9-storey commercial office building that offers high-end quality workspace with an upgraded public realm in a desirable location.
The scope of the retrofit includes a double-height lobby, a new secondary entrance, an upgraded façade and new MEP services. The energy concept will be all electric, with no fossil fuels will be used to fuel the building, and instead its heating and cooling generation will be based on air-source heat pumps with localised power generation through photovoltaics.
An extra level on the roof will provide additional office space, a winter garden and a large roof terrace with plants. The mobility concept includes end-of-trip facilities, including parking for cyclists and amenities such as showers, changing rooms and a wellness suite.
Katja Rincker, Head of Real Estate Development at MEAG: “As an equity-strong investor we are able to implement developments in challenging times to deliver sustainable value. By listening to the needs of our tenants for a modern office building and meticulously analysing the existing property, we can bring together high levels of sustainability and outstanding quality. With our partners Fletcher Priest Architects, Introba and CBRE as project manager we are able to put 30 Finsbury Square in the best possible position for the future.”
Sustainability and whole life carbon assessments have been a key consideration in retaining 90% of the existing structure, including the Portland Limestone load-bearing façade. Moreover, market-leading certifications such as BREEAM ‘Outstanding’, WELL ‘Platinum’, and NABERS are targeted.
MEAG is the asset manager of Munich Re Group. With branches in Europe, Asia and North America, MEAG also offers its extensive know-how to institutional investors and private clients from outside the company group. MEAG currently manages assets to the value of around € 345bn, € 61bn of which for non-Group investors.
