- Largest resi construction project in London’s Kensington is well underway, with construction of new £500 million (GDV) 100 Kensington project, providing a new vertical village for Kensington with 462 new homes
- Construction is well underway at 100 Kensington, a new £500 million (GDV) residential led development by SevenCapital and MARK Capital Management
- The landmark scheme will deliver during early 2027 the only new vertical village in the Royal Borough of Kensington and Chelsea – appointed joint sole selling agents are Savills & JLL
- 100 Kensington comprises 462 new homes, including 276 market sale apartments and 186 affordable homes, complete with leisure and community facilities and retail and commercial premises
- The largest residential construction project undertaken to date in Kensington and Chelsea, the new development is now 25% progressed with delivery being project managed by main contractor Ardmore, who are also responsible for the internal fit out
- The scheme includes the construction of the tallest residential tower built to date in the Royal Borough
- The construction of 100 Kensington started in 2020 with phased completion expected to begin by the end of 2026 and the final build completion planned for early 2027
- During peak construction periods there are up to 900 people working on site at 100 Kensington including contractors, consultants and directors from the joint venture partners
- Accessed from West Cromwell Road via a new plaza with pedestrian walkways, planting and trees the new vertical village at 100 Kensington will include a 29-storey landmark tower, the tallest residential tower ever built in the Royal Borough, providing 129 market sale apartments, including two duplex penthouses
- The core of the tower is now at 18 storeys with the 29th storey and topping out anticipated for the end of 2025/early 2026
- The landmark tower has a stone-like façade with chamfered full height windows, Juliet balconies and aluminium perforated façade panels which allow natural ventilation of the building
- The chamfered windows assist with natural solar shading during warm weather
- There will be three mansion buildings, each 12 to 14 storeys high, inspired by Kensington’s Victorian and Edwardian mansion blocks, featuring elegant brick facades with stone-like banding, full height windows and inset and projecting balconies
- Construction of the mansion buildings is currently on schedule
- Two of the mansion buildings will provide 116 market sale apartments and a 12-storey tower with a stepped facade will provide a further 31 market sale apartments
- The third mansion building and another residential building with a stepped facade fronting onto Beckford Close will provide 186 affordable housing units managed by Notting Hill Genesis
- There will also be a community leisure centre including a gymnasium, 20 metre swimming pool and fitness studios available to all residents at a highly subsidised rate
- The podium will have a residents only lounge with cinema screen facing onto the landscaped gardens. Furthermore there will be commercial office space fronting onto the entrance plaza
- The podium garden will be designed by award winning landscape architects IDP and will include a single storey pavilion building providing a function room for cinema screenings, banqueting or other events
- The mansion buildings will have rooftop gardens whilst the 12-storey stepped tower has a 7th floor garden terrace and a 12th floor roof garden
- The vertical village delivers skyline homes with gardens, terraces and leisure facilities such as the pavilion building at an elevated rather than ground level
- The concept provides residents with enhanced security, privacy and wellbeing due to the outside leisure spaces and homes being above the city, ensuring natural light and unrivalled views

Located on a 1.7 hectare site the scheme will include rooftop gardens and terraces, a pavilion building for cinema screenings and events; a health club with gym, swimming pool and fitness studio; concierge, retail and office premises and a podium garden.
