DOĞA DRAGOS
Following the decision to transform the former industrial zones in the eastern part of İstanbul into residential areas, the rapidly expanding city gained new settlements. The parcel-based decisions made as part of the transformation model executed without a comprehensive and strategic master plan affected the immediate surroundings. While Dragos was a tranquil suburb of İstanbul in the 1970s with its summer homes, a large cigarette factory and its sub-industries, today it has become one of the new investment centers of the unplanned metropolis.
Due to the dense housing right on the project property, it became necessary to partially increase the height of the building to create maximum green areas and have a commanding view of the Princess Islands. Hence, the project focused on the relationship between the tower and the low masses surrounding the green area.
Erginoğlu & Çalışlar Architecture strived to separate, both physically and visually, the tree-lined public park adjoining the property from the private green area within the housing property. Hence, the architects increased both the perspectives of the relatively older and lower houses in the area and the depth of vision of the houses on the axis of the lower mass continuing from the tower.
The building is enveloped in a shell against the winds, cold, and highway noise in the north and simultaneously opens – in a lighter and more transparent way – to the sea and the view in the south.
The structure encompasses different flat typologies in lines with the sales targets of land developers, as well as common areas of future inhabitants. As one of the structural demands of the tower, the curtain walls are resolved between the flats and on the closed façade facing north. While the basement is allocated to parking and recreational facilities, the roofs of the parking lots are designed as green areas. The range of housing typologies is reflected on the façade. The external shell is thus covered with three-dimensional precast panels with designs, disguising joints.
