Global architecture and design firm HKS has seamlessly blended nature with nurture in a stunning first for the Mediterranean island of Cyprus.
Working closely with Lanitis Golf Public Co Ltd, HKS is set to deliver high spec architectural and landscape design for Limassol Greens, a new golf resort and residential development in the city of Limassol, Cyprus.
With only 10% density on the 1.4sqm land which has been a bountiful farming area for the Lanitis Family for over 80 years, Luciano Mazza, the lead architect behind the remarkable transformation has created an immersive experience that blurs the lines between indoor and outdoor spaces creating a fresh new perspective and future for this once arid area on the island.
As well as over 750 residences including villas, townhouses and apartments, the resort – which is due to be completed by 2024, with the first properties ready to occupy in the next two years – will include a vibrant commercial village, a sophisticated Golf Club House and 18-hole golf course, a blissful wellness centre and energetic fitness club, gourmet experiences and nature walks.
Inspired by the local Mediterranean architecture, HKS’ brief for the residences was to create idyllic holiday villas and comfortable residential homes within this urban resort.
The architectural vision was to deliver a refined and elegant approach to contemporary living. Simple lines create pure volumes which sit on manicured Mediterranean gardens, blurring the lines between indoor and outdoor spaces activating a truly enhanced experience with multiple points of interest, including pools, outdoor dining spaces and firepits.
The carefully designed interiors are relaxed and informal yet sophisticated, inspired by the beauty of the local landscape, combining craftmanship with natural finishes and textures. It is thought the unique collection of homes will redefine the notion of residential community in Cyprus.
Situated within easy reach of Limassol and next to the picturesque Akrotiri Salt Lake, the villas and townhouses will sit in clusters on both sides of the golf course, and overlook the surrounding fields and the lake, while the apartments’ generously sized terraces will face the golf course.
As a nod to the landscape of the area, the residences have been aptly named after local birds including Falcon, Lapwing, Kingfisher and Skylark Villas, Ibis townhouses and Robin apartment complex.
The golf clubhouse, located at the heart of Limassol Greens, will sit on the gentle hill overlooking the rest of the development. Designed as an extension of the local landscape, the elongated building will feature a curtain wall on one side of its façade.
The complex will also include a spa and wellness centre, which will feature a variety of outdoor terraces and open spaces, allowing visitors to connect with nature.
The relaxed yet sophisticated interiors of the residences and public spaces have all been inspired by the local colour palette and craftsmanship. Beige, whites, greys, and blues form the dominant colour scheme, with wood, stone, and glass as the core construction materials.
The local Mediterranean flora will be reflected throughout the resort and in the greenbelt surrounding the buildings, with olive trees the star of the show, providing residents with a sense of place and scenery.

Through incorporating large gardens and terraces, we wanted to enhance the outdoor living experience for the residents. This was further reflected in the calming interiors, inspired by the colours of the local landscape. Wherever possible we wanted to enhance the closeness to nature in our design, introducing natural materials as well as a variety of green spaces across the resort. The key was to create a simple yet refined ambience, a place to relax with family and friends in a picturesque setting.”

Landscaping and construction work is underway at Limassol Greens, and the project is expected to be completed in 2024, with the first properties ready to occupy within the next two years.
