Nepsziget Masterplan
Nepsziget is a fully integrated mixed use Development with high aspirations. It draws from the cultural heart of the city of Budapest and projects an optimistic future for this historic city. The Development will feature office, residential and commercial accommodation and include a vast range of amenities, from new shopping areas and leisure developments to cultural and public spaces. It will also house a number of exciting new bars and restaurants, guaranteed to breathe a new life into the area. In addition, major water sports centres and state-of-the-art leisure facilities are planned.

The masterplan concentrates high density blocks near the elevated railway bridge with decreasing heights as the development spreads out towards the waters edge. The placement of commercial elements centrally allows residential areas to take advantage of the outer parts of the island. The perimeter of the island has been preserved for public use with open green spaces, restaurants, bars and retail elements.
Low rise residential units will be built over these retail areas. Marinas and pontoons add life and activity to the island, which will make all areas more attractive to residents who enjoy water related leisure activities. On the far end of the island, low density upmarket housing is proposed. All properties will have access to berths located on the shore. A small shopping centre is proposed at the end of the island to provide necessary amenities.
