Light, air and transparency drove Woods Bagot’s design of this residential and retail building in the burgeoning Dogpatch neighborhood of San Francisco. Sited between a formerly industrial waterfront and busy 3rd Street, 2177 3rd Street offers floor to ceiling windows, views through the building to the water, and a spectacular green wall.
In spite of its 114 condominiums and 4,000 square-feet of retail, the seven-story building is designed to a human scale, balancing privacy and views. At midblock, a deep setback, framed by the five-storey living wall, introduces breathing space into the building’s bulk.
From the sidewalk, passers-by can see through the buildings to the verdant courtyard. The dark bronze of the façade takes its cues from the area’s industrial history: once the home of European immigrants, the Dogpatch was originally called “Dutchman’s Flat”. Today, recreation opportunities from the new Crane Cove park, with its restored shipping infrastructure, the bustle of Pier 70, and the Chase Center arena are attracting a new generation of San Franciscans.
A choreographed entry sequence takes residents and their guests through the main entry portal on 3rd Street, across a private pre-courtyard overlooked by residents’ co-working spaces, into the modernist lobby. This graceful transition from the public to the private realm draws people through with its views out to the bay. A direct path leads from the building to the Bay via a newly-added private beach.
The main interior courtyard takes advantage of the mellow climate, inviting the outside in to the building’s core. Floating above is a layered stack of pedestrian bridges, one per floor, that links the two sides of the building. The courtyard-facing apartments enjoy private patios edged by open weave, Moroccan-inspired walls that balance light and privacy.
A shared materiality harmonizes the façade and the interior. The understated, gray flagstones in the lobby and extend into the first courtyard, harmonizing with pedestal pavers in the main courtyard. The warm bronze of the façade is picked up inside the lobby at the elevator doors and front desk.
The spacious lobby and owner’s lounge are fitted with a sophisticated palette of natural materials: Italian travertine walls, walnut wall slats basalt and marble; organic materials including custom Italian wood cabinetry and white marble countertops. A window wall continues the theme of light and transparency, introducing San Francisco’s beloved natural light.
Other amenities include a rooftop lounge with couches, sleek firepits, and sweeping views of Downtown, the waterfront and Bay Bridge, and Crane Cove park; co-working space, a resident lounge with chef’s kitchen, a fitness center, a pet “spaw”, a bike workshop and generous storage space.
The residences offer open, thoughtfully designed floor plans, private balconies, 9-foot ceilings, natural finish materials and meticulous attention to detail. Floor-to-ceiling windows usher in abundant natural night and present stunning vistas of the city’s downtown and waterfront while sliding glass doors open to private balconies and patios.
Glazed teal brick defines the street level retail spaces, which can adapt to changing uses over time. The larger southern space is big enough to be divided into discrete, smaller stores. The corner store has sliding glass windows, so can open entirely to the street. A small terrace sits on the second level above the stores.
In addition to meeting California’s CEQA sustainability requirements, the project is pursuing LEED Gold certification. San Francisco’s temperate climate means residents can enjoy passive ventilation, but additional cooling and heating is provided by energy-saving Variable Refrigerant Flow. Smart lighting and kitchen appliances reduce energy through residual heat utilization in ovens, gas cooktops. Ecotech heat storage in the dishwashers also contributes to the eco-friendliness of 2177 Third Street.
