A New Face of Suburban Modernism: Villas Among the Trees by SAAN Architects
On wooded plots in Łomianki, just outside Warsaw, two modernist villas designed by SAAN Architects are taking shape. Their minimalist forms create spaces that combine the functions of a family home, a workplace, and a place to relax and recharge – close to the city, yet fully immersed in nature.
Today, we live in several modes at once: between work and home, duties and rest, the city and the need for closeness to nature. Modernist inspirations respond perfectly to these needs: simplicity of form and open interiors create spaces that are functional, yet full of calm. In suburban locations, they gain an additional dimension – offering an escape from the urban bustle while maintaining convenient access to the city.
It is precisely this way of thinking that underlies the project being realized in Łomianki. On a wooded plot, two villas for families with children will be built. The design and execution are handled by SAAN Architects, a studio known for combining refined elegance with functionality, while remaining attentive to the everyday needs of its users.
– “When designing houses, we really follow the principles of Louis Sullivan, that ‘form follows function.’ It seems that now, in this complex and multifaceted life, this approach takes on a new dimension.
A house should meet all the basic needs of its residents while also being beautiful in its form,” explains Iga Sawicka, creative director and CEO of SAAN Architects, describing the starting point for the Łomianki villas project.
– “In this case, we focused on modernist, functional architecture, dominated by large glazing that blurs the distinction between the interior and the surrounding environment,” the architect adds.
Outside and Inside
Modernism teaches that a house does not need to compete with its surroundings – it can converse with them. Simple forms, open interiors, and glazed walls allow nature to penetrate inside, while enabling the building to blend seamlessly into the landscape.
The development in Łomianki, near the Kampinos Forest and the green areas along the Vistula, provides a natural setting for this approach. The uniqueness of this space lies in the combination of abundant greenery and privacy, alongside close proximity to the city. The architects decided to preserve these natural qualities as much as possible.
– “From the very beginning, we analyzed the lighting of the plot and the house to bring as much natural light into the interiors as possible. Large glazing ensures that the boundary between the inside and the surrounding nature is fluid, fully opening the interiors to their environment,” emphasizes Iga Sawicka.
Closed and Open
The concept of both villas is based on a clear contrast between enclosure and openness. From the entrance side, the architecture is more massive and compact, protecting the residents’ privacy. As one crosses the threshold, the space gradually opens up, leading to the light-filled heart of the living area, with views over the wooded plot.
Large glass panels, transparent connectors between the buildings, and expansive terraces draw attention to the landscape. The arrangement of the volumes provides ample opportunities for greenery to “penetrate” between them, creating small green courtyards and miniature gardens.
Architecture That “Works”
But this division of volumes is not only about creating a better connection with nature. The villas were conceived as multifunctional spaces, responding to the varied needs of their residents – from family life, to work and relaxation, to physical activity.
– “The pandemic period showed how important it is to have clearly defined zones. Suddenly, it became clear that in our private, intimate spaces, we increasingly need areas where we can work and recharge,” notes Iga Sawicka from SAAN Architects, highlighting new trends in residential design.
The functional layout of both villas designed by SAAN guides residents intuitively, responding to the rhythm of everyday life. Already at the entrance, a work zone appears, promoting focus while still allowing for meetings without intruding on the private parts of the house.
Further in, the space gradually opens up. Right next to the green patio, a wellness area has been planned with easy outdoor access and mindful contact with nature in mind. The ground floor closes with the living area, featuring large glazing—this is where daily life unfolds, shared moments take place, and natural interaction with the garden happens.
Upstairs, the house shifts into a quieter mode: the private bedroom zone has been designed as
a peaceful space for rest and regeneration. The entire composition is enclosed in simple volumes, with façades designed using natural materials: stone and wood.
– “We care about architecture that simply works well in everyday life. Architecture that provides comfort, calm, and space for various activities, without excess or unnecessary gestures. In our projects, we always seek balance—just enough for what is needed, and nothing more,” the architect concludes.
