Project for Native Land and Grosvenor in London

The Project Team

Native Land and Grosvenor have appointed a design team for NEO Bankside which in addition to the architect Rogers Stirk Harbour + Partners, includes EC Harris as project managers, structural engineers Waterman Structures, services engineer Hoare Lea, cost consultant WT Partnership and sales agent Knight Frank.

NEO Bankside

The instructed contractor is Carillion plc. Carillion has also appointed its own design team lead by John Robertson Architects as production architect. The main sub-contractors include Schneider GB Ltd who will carry out the design, manufacture, and installation of bespoke cladding and glazing.

Watsons Ltd is responsible for the design, fabrication and installation of structural steelwork while Euro Earthworks Ltd is carrying out bulk excavation and ground works. Cementation Ltd will carry out piling and Getjar Ltd will create the reinforced concrete basement structure and frames of the main buildings. Interserve Ltd will install and commission the building services.

The Developers

Native Land
Native Land is a residential and mixed-use developer, formed six years ago by Alasdair Nicholls and Jonathan Mantovani. The company has since become established as a leading developer in London, delivering some of the highest quality design led apartments in prime central London and has partnered with companies such as Grosvenor, Hammerson and Land Securities, as well as a number of international private equity groups.

After exiting the land acquisition market in 2007, the company returned to site buying in June 2009 with the purchase of two prime freeholds in Chelsea and in Belgravia for more than £25m, which they will transform into luxury residences in the long-term.

Native Land’s partnerships include a previous joint venture with Grosvenor at 10 Montrose Place, Belgravia. The development comprises 18 new build ‘Manhattan’ style apartments and is one of central London’s most exclusive addresses. Last year, Native Land completed an award-winning development of 14 apartments at Twenty Bishops Square in the City. The company has also embarked on another major South Bank project at 8 Albert Embankment, SE1, formerly the headquarters of the London Fire and Emergency Planning Authority.

Alasdair Nicholls – Chief Executive, Native Land
Alasdair Nicholls established Native Land in 2003, after leaving Taylor Woodrow Capital Developments where he was Managing Director. Over the last 15 years, Alasdair has been directly responsible for assembling and delivering some of the most significant residential and mixed-use developments in London; this includes ‘Montevetro’ on the river Thames in Battersea, which was also designed by Richard Rogers. Alasdair’s vast international property experience and long-established contacts, most notably in Asia, are delivering new flows of inward investment to Native Land’s land acquisition and development activities.

Alasdair and the Native Land management team won the South England and Wales area final of the Bank of Scotland Corporate’s £30 million ‘Search for Property Entrepreneurs’. With the aim of showcasing outstanding property business, the prize included a funding package of up to £10 million, free of interest and charges for three years.

In May 2009, the Native Land team secured a Grand Designs award for Twenty Bishop’s Square. The development won the ‘Best Housing Development’ category and was praised for ‘showing particular sensitivity to the historic setting whilst showcasing exemplar contemporary design and technology.’

Grosvenor
Grosvenor is a privately owned property group with offices in 17 of the world’s most dynamic cities. It has five regional investment & development business in Britain & Ireland, the Americas, Continental Europe, Australia and Asia Pacific. Their international fund management business operates across all these markets. As at 31 December 2007, these six businesses had total assets under management of £12.6bn. The Architects

Rogers Stirk Harbour + Partners

Over three decades, Rogers Stirk Harbour + Partners (RSHP), formerly Richard Rogers Partnership, has attracted critical acclaim and won dozens of awards including the Stirling Prize 2006 for Terminal 4, Madrid Barajas Airport and the Manser Medal in 2008 for an energy-efficient housing scheme in Milton Keynes. Richard Rogers was awarded the Pritzker Prize in 2007.

RSHP is an international architectural practice based in London, currently working on a range of high-profile projects in addition to NEO Bankside including; two office buildings in Washington DC; an extension to the British Museum in London; a major mixed-use development near Florence, Italy; and a wide range of major masterplans in cities across three continents. The practice is currently participating in the Greater Paris project, which looks at the future of the city as a more integrated metropolitan region as it faces the social and environmental challenges of the 21st century.

Notable buildings include: the Pompidou Centre in Paris (with Renzo Piano); Lloyd’s of London; the European Court of Human Rights in Strasbourg; the National Assembly for Wales, Cardiff; Heathrow Terminal 5; and headquarters buildings for Channel 4 Television, Lloyd’s Register of Shipping and Marks & Spencer, all in London. He has acted as Chairman of the British Government’s Urban Task Force and was a member of the Mayor of Barcelona’s Urban Strategies Advisory Council.

Graham Stirk

Graham Stirk joined Rogers Stirk Harbour + Partners when it was Richard Rogers Partnership in 1983 and was made a Senior Director in 1995. He has been involved in the design of a number of prestigious UK projects as well as projects worldwide – in Japan, the USA, France, Italy, Spain, Germany and Ireland.

Graham is currently Design Director of several major projects including: an extension for The British Museum to provide a special exhibitions suite, a scientific and conservation department, additional long-term collection storage as well as an object handling hub; a new residential development in Knightsbridge, which will become one of the most luxurious apartment blocks in the capital a new winery in Spain and NEO Bankside. Graham is crucially involved in these projects from concept design stage through to the built scheme.

Graham has contributed to the design of several key masterplanning projects including Potsdamer Platz, Berlin and Paddington Basin, London and has been Director in Charge of two major London office schemes – Lloyds Register of Shipping and 88 Wood Street.
