Paul Davis + Partners have won approval from Westminster City Council to redevelop the old In & Out Club and adjacent properties at 90-95 Piccadilly.

94 Piccadilly, a landmark Grade I listed building, which is currently listed on the English Heritage buildings at risk register, will extend over almost 5000 square meters. The palatial house will include a new swimming pool, spa, gym and parking for 12 cars, as well as the original 18th Century grand stair, formal receiving rooms and a 35,000 bottle wine cellar, and a 19th Century ballroom. The master suite alone extends to 200m2.

The building is the last of its kind in London, being built on the French model of a “Hotel Particulier”: a classical palace set back from the road, with a formal courtyard approach.

Other components of the scheme include the 1182m2 Grade II listed former American Club, 95 Piccadilly, which is also to be converted back to its original residential use and the Grade II listed Green Park Chambers at 90-93 Piccadilly, which is to be combined with 42 Half Moon Street to the rear and fitted with a lift to provide access to 4 large lateral apartments and 2 duplexes (ranging in size from 254 to 598 sq m) plus retail space suitable for a restaurant or gallery.

Key proposed works to 95 Piccadilly include the integration of a new lift and the rebuilding of the mansard roof to provide a roof terrace.

Proposed works to 90-93 Piccadilly include the rebuilding of the roofs and dormers to increase the window heights, as well as create lighter, grander rooms on the 4th floor fitting for an apartment overlooking Green Park. At roof level, a private terrace space is provided. The reconstructed roof will reinstate the original decorative balustrades, roof ridges and finials. It is proposed that the original timber floors, all badly affected by dry rot are replaced with new concrete floor slabs, providing the apartments with the structural and acoustic integrity required by a development of this standing.

Paul Davis + Partners developed the proposals in consultation with English Heritage and Conservation and Planning Officers from the City of Westminster, with the aim of retaining the unique character and historical significance of the buildings, whilst providing the level of accommodation, facilities and environmental controls demanded by the most affluent and sophisticated of London residents.
