Brick by Brick, the development company owned by Croydon Council, has completed the multi-million refurbishment of Croydon’s much-loved Fairfield Halls, South London’s largest multidisciplinary arts and entertainment space and one of the finest in the UK.

Fairfield Halls Croydon

The multi-million pound project to modernise and sensitively restore the arts venue for Croydon Council was led by Brick by Brick and designed by award-winning MICA Architects. Croydon Council’s investment has transformed the historic venue into a stunning new arts centre, where in partnership with the council, operators BH Live will deliver an exciting programme that celebrates Croydon’s rich diversity. Together, they will create unprecedented opportunities for the community to experience and participate in the arts.

The heritage-led approach to the redevelopment restores many features from the original 1962 modernist building, while ensuring the venue has a sustainable future, enabling the creative re-use of existing spaces. The new designs have also increased the connection to the public realm, whilst providing new gallery, event and amenity space, as well as making the venue fully accessible for the first time with new public lifts. All doors and ironmongery have been replaced, new way-finding fixed, as well latest audio assistance technology installed.

Croydon Council and Brick by Brick’s refurbishment of Fairfield Halls is the first phase in the development of a new cultural quarter in Croydon’s town centre and is a major milestone in the town’s ongoing regeneration. A new £10million scheme will provide the perfect setting for the revamped venue with a new public space, landscaping to The Queen’s Gardens and route from East Croydon.

The refurbishment of Fairfield Halls has been funded by development value from surrounding land, alongside contributions from the Coast to Capital LEP and the Mayor of London’s Creative Enterprise Zones scheme.

Colm Lacey, CEO of Brick by Brick, said: “We’re delighted to have completed this wonderful, complex project on behalf of the council. Fairfield Halls is an incredible cultural resource and a beautiful example of mid-century performance venue. Our award-winning refurbishment returns the building to its original design intent and includes a number of sensitive additions to help the venue thrive into the future. We look forward to continuing our ongoing regeneration of the College Green area, creating a new cultural focus for the town centre.”

Stuart Cade, director at MICA, said: “MICA is proud to have led the transformation of the Fairfield Halls to enhance the status of this nationally significant 1960s venue in the centre of Croydon. Our work has delivered new performance spaces and facilities, intelligent remodelling, technical upgrades and extensive conservation work to equip the celebrated concert hall, theatre and accompanying creative spaces for performances and audiences over the next 50 years.”

Councillor Tony Newman, Leader of Croydon Council, said: “Fairfield Halls has long held a special place in many peoples’ hearts. We are delighted to have invested in this magnificent building, restoring it to its former glory but most importantly, to have created an arts centre that reflects and delivers for our wonderfully diverse community. We look forward to working with BH Live and the companies-in-residence throughout this exciting new chapter of Fairfield’s history.”

Councillor Oliver Lewis, cabinet member for culture, leisure and sport, said: “The new Fairfield Halls will bring a wealth of opportunities to our local community as well as putting Croydon back on the map for live music and entertainment. Our borough is brimming with talent and this fantastic venue will provide a platform for aspiring local artists, as we continue to develop as Croydon Music City. With companies like Savvy, Talawa and LMP producing new work, while offering training and education, our new arts centre is going to make a huge difference to culture in Croydon.”

BH Live’s Venue and Artistic Director for Fairfield Halls, Neil Chandler added, “Since we were appointed operators of this cherished venue two years ago we have been focusing on understanding what the local community wants and how we can meet those expectations. Our varied event, entertainment, community and educational programme coupled with our resident companies, local associations and welcoming new event spaces is the result of that collaboration with our partners, Croydon’s residents and its wider community. We can’t wait to open its doors and begin delivering what this venue was created to do; to deliver cultural opportunities, enjoyment and benefit for all.”

Fairfield Halls: an iconic building
The striking modernist Fairfield Halls was first completed in 1962, inspired by the work of Swedish architect Gunnar Asplund, under the direction of David Beaty-Pownall of Robert Atkinson & Partners, with W.S Atkins & Partners structural engineers. The concert hall is considered to have one of the finest acoustics in Britain for unamplified music, developed by Hope Bagenal who resolved many of the issues experienced with his earlier work on the Royal Festival Hall.

The venue has a rich history, having hosted stars such as The Beatles, The Rolling Stones, David Bowie, Morecambe and Wise and the London Symphony Orchestra

The award-winning, heritage-led refurbishment design reinstates many of the original features from the original 1962 modernist building, such as columns, chandeliers and lighting while creating sustainable, flexible, inspiring spaces. The Ashcroft Playhouse and Phoenix Concert Hall now seat 802 and 1,809 people respectively, while the Arnhem Foyer has been rebuilt with a new ‘light box’ space doubling the area. The Sun Lounge has been restored to its original 1960s design while a new multi-function terrace connects new and existing parts of the building. New live music and performance space The Recreational adds an extra dimension to the venue’s programme and the hospitality spaces have been extended and improved.

About Brick by Brick
Brick by Brick is a development company established by Croydon Council in 2016. It was established with the goal to increase the supply of new and affordable homes in Croydon. While Croydon Council is the sole shareholder of Brick by Brick, the company is an independent commercial venture with its own Board of Directors and acts separately from the council. The CEO and Managing Director of the company is Colm Lacey.

A key goal of Brick by Brick is to ensure people in Croydon have access to high quality and affordable housing. The Brick by Brick structure means that the full value of development activity is kept within the borough – whether in the form of interest accrued or dividend returned to the council to help fund council services, or additional affordable housing and physical improvements in local centres.

About MICA Architects
MICA is an award-winning architectural practice with offices in London, Oxford and Edinburgh. We work at all scales and, stages of work and across a wide range of sectors, from regional urban and landscape masterplans to individual buildings, interiors and furniture.

We have transformed several of the UK’s most popular and important performing arts, museums, and public spaces. These include the South Bank Centremasterplan – the largest arts complex in Europe, the Stirling Prize nominated Ashmolean Museum in Oxford; The Lyric Theatre, Hammersmith – the greenest project of its kind; and we have ongoing commissions for various other national institutions, including Ipswich Museum, The Brewhouse Theatre, Taunton, and The Rambert Dance School in southwest London.

Current work includes strategic London-wide transport and infrastructure led masterplans; complex mixed use developments at King’s College, London; Hay Castle and Gray’s Inn; new build education and student accommodation facilities at Cheltenham Ladies’ College and Jesus and Pembroke Colleges, Oxford.

Projects recently completed or nearing completion include the H B Allen Centre, Keble College; heritage-led transformations at the Honourable Society of Lincoln’s Inn, Holborn and redevelopment of the Centre Point complex with the delivery of St Giles Square, a major new public space for London.

MICA were appointed by London Borough of Croydon to lead the Fair Field Cultural Quarter masterplan. Our painstaking, heritage-led refurbishment and extension of The Fairfield Halls complements and underpins the large-scale changes currently taking place in central Croydon. The team are currently developing designs for the first residential scheme, which will help to fund the works at Fairfield Halls. MICA’s collaborative team have also recently been selected by competition to design and deliver the new public realm at the centre of the Fair Field. Overall this project will rejuvenate the approach to the Fairfield Halls and strengthen connections to East Croydon station and beyond.

Croydon: Youth Performance Partnership
Croydon is creating thousands of new opportunities for young people to get involved in theatre after successfully bidding to become one of only five Youth Performance Partnerships in England. In March 2019, Croydon’s was awarded £1m Arts Council England funding for the London region, fending off competition from across the capital. Developed by Croydon Council through Croydon Music & Arts hub, with young people, arts organisations and schools, the three-year programme will create performing arts opportunities for more than 2,000 young people locally.

Croydon: Creative Enterprise Zone
Croydon is among the capital’s first six Creative Enterprise Zones (CEZ) announced by the Mayor of London in 2018. The borough successfully bid for funding from the Mayor to develop as a CEZ – a place where creative industries flourish and grow. Croydon has been awarded a grant of £500,000 to enable the growth of arts through provision of space, skills and support, policy and community. In addition the borough will benefit from training and development for new creative businesses, bringing the total investment to over £1m.
