In Bordeaux, France, the architecture firms Hessamfar & Vérons and Moon Safari just delivered Cap Leeuwin, a new mixed-use lot. This operation is part of the programme of urban renewal of the Bassins à Flot, it brings together four different programmatic entities: offices, a 3-star hotel with 124 rooms, a residential hotel with 128 studios and an active retail base.

Cap Leeuwin is part of the programme of urban renewal of the Bassins à Flot (industrial wet docks) in Bordeaux. Located on the left bank of the Garonne River, at the interface between the Chartrons and Bacalan districts, the Bassins à Flot were a major centre of Bordeaux’s trade and maritime activity until the 1980s, when the port was moved downriver. Coupled with the economic decline of the shipbuilding sector, the site lost its dynamism and was gradually abandoned.

The urban renewal project of the Bassins à Flot began in 2010 with the launch of the district-wide redevelopment programme, led by Bordeaux Métropole, the City of Bordeaux and Bordeaux Port Atlantique, advised by the architect-urbanist who designed the master plan, the Agence Nicolas Michelin et Associés. The programme aimed to revive and enhance this exceptional site and to weave it into the continuity of the city’s centre by connecting it to the neighbouring districts.

Cap Leeuwin… signal d’une reconquête

A “signal” building that marks the entrance to the city and its docks, Cap Leeuwin is the first emblematic landmark heralding the renaissance of the Bassins à Flot district. It is part of the vast Quai des Caps redevelopment programme, run jointly by Fayat Immobilier and Pitch Promotion. This operation, blending a wide variety of uses (multiplexer cinema, silo car park, offices, shops, hotels, etc.), completes the urban transformation of the Bassins à flot district initiated in 2010.

The design of Cap Leeuwin pays homage to the site’s past as an industrial port by reinterpreting it in a contemporary style. The building plays with volumes, in a subtle blending of forms and materials in reference to the site’s industrial sheds on the quay side and the port docks on the Rue Lucien Faure side.

It is punctuated by two higher, turreted sections benefiting from derogations of maximum height allowances, standing on either end of the plot, symbolically acting as a signal and offering unprecedented views over the docks and the city.

The architectural approach is also reflected in the two materials of the façade: brick and metal. On the street side, the brick façade echoes the relationship with the city. The irregular appearance of the hand-moulded terra cotta brick and its dark brown colour with shades of black, contribute to the project’s singular look, which is further enhanced by the architectural detailing and the series of openings enlivening the façade.

Mixed use

The diversity of the programmes that coexist within it make Cap Leeuwin a ‘living’ building at different times of the day, thus contributing to foot traffic in the district. However, this mix of uses leads to specific characteristics and requirements for the various entities in the original brief.To effectively meet these requirements, we designed the project on the basis of a grid principle that allowed us to harmonise the façades while also allowing for maximum flexibility in the layout of the various interior spaces.
