Why Eichler Roofs Fail, and What a Faithful Restoration Actually Requires

Joseph Eichler built thousands of houses across Northern California between the late 1940s and the mid 1970s, working with Anshen & Allen, Jones & Emmons and later Claude Oakland. The results remain among the most recognisable postwar houses in the United States.

What Faithful Restoration Requires
Sprayed polyurethane foam has become the common answer in the Bay Area for structural reasons rather than marketing ones. It is applied as a liquid that expands and cures into a single continuous surface with no joints, and it forms itself around vents, skylights and pipe penetrations instead of being flashed to them.
It is also light. Post and beam framing was sized for the loads of the period, and a system that adds insulation without adding significant weight avoids a structural conversation the owner probably does not want to have.
The substrate question resolves neatly too. Foam systems are typically applied over the existing membrane, which stays in place as the base layer, so the original roof is never sent to landfill.
For the architecture, what matters most is that the insulation goes above the deck. That is the only place it can go in a house with no attic, and it means the interior ceiling plane is untouched.
