The first phase of this development, commissioned by 0.1 Properties and the Tactics Group, will deliver 50,000sqm of office space by September 2013.

Further fruitful collaboration includes the new-build Electro office development in St Petersburg and the regeneration of the historic Bolshevik Candy Factory in Moscow.”
The scheme will feature covered atria ‘streets’ and office space with exceptional views over Moscow city and beyond, as well as a new art gallery space housing the client’s collection of Russian Impressionist art.
One of Moscow’s most celebrated late 19th-century industrial buildings, the project comprises 17 buildings of varying ages and styles, including listed buildings dating from 1884 – the first buildings in Moscow to boast electric light. Founded in 1855 by the French businessman Adolf Sioux, the Bolshevik Factory was originally a confectionary and perfume factory. Subsequently, the factory was nationalised and re-branded as Bolshevik, continuing to produce confectionary until recent years.
The 4 hectare site enjoys a prominent position, facing Leningradsky Prospect – close to Tverskay Street, the Racecourse and the heart of the city centre. With easy access to the Third Ring Road, the Bolshevik Factory is only minutes away from the Belorusskaya and Dynamo metro stations, providing direct links to Sheremetyevo International Airport.

The scheme involves the complex refurbishment of listed buildings, integrating new architectural elements within a comprehensive landscaped masterplan. The project’s sensitive response to an important industrial heritage landmark works with the grain and organisation of the original fabric, exploring a considered architectural language that will link the site’s varied range of buildings.

Taking advantage of high ceilings and large windows which afford excellent natural light, ventilation and views, the scheme will provide attractive and well serviced office accommodation. The scheme’s flexibility is enhanced by vertical cores and entrances designed to accommodate either single or multiple tenancies. The landscaping of the Bolshevik factory site creates a sequence of spaces, courtyards and gardens that allows vehicle movement around while preserving generous car-free areas as distinct garden spaces, squares and terraces.
This project will be a model of adaptive re-use, transforming an important example of the city’s great industrial heritage into a high quality environment for contemporary commercial use.
