Striking contemporary house approved in Conservation Area under strict Green Belt Policy

Ungar Architects has secured planning permission for a striking contemporary house in a conservation area under strict Green Belt Policy. The new four bedroom family home in Mill Hill, Northwest London will replace a three bed cottage that has existed on the site since approximately 1860.

The existing cottage is in a very poor state of repair and following several badly designed and built extensions, many of which took place during the interwar period, the character of the property has eroded beyond a point of no return.

One of the key challenges facing Ungar Architects was maximising the outlook to the south facing rear of the house at first floor level, re-establishing a relationship with the open landscape of the greenbelt while retaining privacy from the Victorian pub garden with sliding timber louvres. Views at ground floor level are blocked by the pub garden wall which lies directly to the rear of the house, however by narrowing the new house; a generous courtyard is created reinforcing the internal/external ground floor as one room.

To the north, service/staircase side, the new house takes cues from the turreted National Institute for Medical Research, Maxwell Ayrton and Kings Head House, Gerd Kaufmann, which contribute to the idiosyncratic architectural character of area. Its sculptural brick composition with central tower and carefully placed windows will enhance the design as well as shielding the interior from the busy main road. A dense line of conifers and chestnut trees further shield the building from public view.

The design was approved under delegated powers and developed in close consultation with both Barnet Council and the Mill Hill Preservation Society. In line with green belt regulations, the new four-bedroom house the volume of the new house was restricted. However, the building’s ingenious design will ensure an additional 25% increase in volume on the pre 1947 Cottage.

Peter Ungar was born in London and trained at the Architectural Association and Cambridge University. He went on to work for Michael Hopkins and Partners on the New Parliament Building and Glyndebourne Opera House. He has also worked for Jamie Fobert Architects on a range of schemes including a 15,000 sq ft residence overlooking Port of Spain, Trinidad.
